High-rise quality apartments in Beijing are usually located in downtown expatiates’ living community, such as Sanlitun, CBD, Chaoyang Park, etc. They are often conveniently near Metro stations and bustling commercial neighborhoods. Most of the apartments have their own club houses (gyms and pools), 24 hours security and professional property management services.
Apartment size typically ranges from 70㎡ to 400㎡, among which 3 bedroom apartment with the size of 180㎡- 220㎡ has the largest quantity. Depending on the building quality, clubhouse facilities, management service, size and location of the apartments, renting a new apartment can cost from USD1, 000 – USD8, 000 per month. However, the rental price for some other local apartments in suburban area cost only about USD450 – USD900 (RMB3, 000 to RMB 6, 000).
Pros:
- Relatively new construct buildings, less maintenance issues
- Downtown locations
- Fully furnished
- Basic amenities included, such as building security and cable TV
- High-end apartments provide full facilities and clubhouses
- Closer to local life ( Beijing experience)
- Personal interior designed by individual landlords
- Close to many office towers
Cons:
- Some properties are under local management, limited services provided and staff speak little English
- Sometimes “cultural” conflicts with nearby local residents ( i.e. noise issues)
- Construction noise
